River Canyon Estates is a large subdivision of 357 homes in south west Bend stretching across 88 Acres. Most homes were built between 2005-2012 but new homes have sprung up since then. The lots range from 3,200 square feet to over 24,000 square feet. The subdivision follows the Deschutes River and crosses the main access road Brookswood Blvd to include more homes all of which are very well maintained by the owners of each property and per the CC&Rs governed by the River Canyon Estates HOA and managed by Red Baron Management. The HOA fee is around $85 a month and covers maintenance of all common spaces. There is a rental cap of %25 for this community so make sure to check with the HOA if you are interested in an investment property.

River Canyon Estates is a great community for residents of all ages and especially for those who like to get out and enjoy nature. There are 2 parks belonging to the association including one named “the Pit” which is a greenspace with sloped edges which make for winter sledding fun for the kids. There’s access to the Deschutes River Trail for walking, biking and white-water kayaking. There is a large pool for soaking and lap swimming as well as a wading pool for children. Residents have access to the Clubhouse that can be rented out by members for gatherings of up to 110 people and has a warming kitchen to keep your food creations fresh and ready for serving. There’s also a fitness center with cardio and weight lifting machines as well as tennis courts.

The Bend Lapine School District runs all the public schools in Bend. The local schools for River Canyon Estates are: Pine Ridge Elementary School, Cascade Middle School, and Bend Senior High School.

Homes in River Canyon Estates are on Avion Water. They use Cascade Disposal for garbage and recycling, Pacific Power for their power and commonly use Bend Broadband for internet service.

The Brookswood Meadow Plaza is just down the road. Here you can find a variety businesses and restaurants to include Snap Fitness, The Daily Method Barre Studio, Meadowlark Dining and Cocktails, Cabin South Bar and Grill, Austin Mercantile, The People’s Apothecary, Brookswood Animal Clinic, Stride Canine Rehabilitation and Fitness Center, Toddles Preschool, Yaya Art Camp, Mail and More, and Badland’s Hair Studio. CE Lovejoy’s Market can also be found at the plaza. It is a small, locally owned, grocery store where local residents can find most of what they need including quality meats, fresh produce, freshly-baked goods, local dairy products, specialty cheeses, a full-service deli, and a wide selection of beer and wine.

Residents have a short ride along Brookswood Blvd to get to Bond Street which leads to the Old Mill District and Downtown Bend without having to get on the busy highway. You can go south and be in Sun River in 10 mins as well as visit the High Desert Museum, Benham Falls Trail, and Lava Lands Visitor Center. There’s also quick access Century Drive and the Cascade Lakes Highway which leads to Mt Bachelor and numerous lakes and hiking trails.
