If you’re thinking of a property with an existing manufactured home, I have some valuable insight that I want to share with you! This is a MUST know before buying or selling a manufactured home. List of Manufactured Homes in and around Bend, La Pine, Redmond, Sisters, and Prineville CLICK HERE FOR LISTINGS Manufacured Home I Had Listed in Tumalo, Oregon Below you will find a list of questions that we will check together when we view, or I sell, any properties with an existing manufactured home. By asking these questions we ensure that we save you time and money, better facilitate the lending process, and find the home you’re looking to purchase or sell. When we find a property that interests you with a manufactured home, we will ask the following: Maunufactured home I listed in Romaine VIllage *Is this the original site of the manufactured home, meaning was it delivered new to this location? -We need to know this because it effects the structural integrity of a manufactured home to move it once it has been installed. This can affect lending options. Stick built garage in Three Rivers NOT attached to a manufactured home *Are there any porches, decks, or additions that have been installed, were they permitted, and was a structural engineer utilized if attached to the structure? -We want this information to ensure that these were added correctly and that they don’t rely on the Manufactured home for structural support. All appraisers will flag a manufactured home with anything attached to the structure. Example of a HUD Tag *Can we locate the HUD Metal tags on the home? Can we read them (double wide home will have two tags)? -We want to know this because the appraiser will need to find and see these tags to complete the appraisal. Otherwise an IBTS report will need to be added for an additional cost and re-inspection by the appraiser at an additional fee. I will make it a priority to identify these tags prior to listing a manufactured home as not to have any issues during the loan process of an escrow. Check Decks are not Screwed or Attached to the Home *Can we find the Data Plate inside the home? -We need the details off this plate for us, for lending, and for appraisals. This should be identified at a showing or located prior to listing a manufactured home. Manufactured Homes Include the Land vs Mobil Homes Which Are Not *What year was the home built? -We need to know this because a home build before December 31, 2005 is not eligible for USDA financing. USDA loans require the homes to be built January 1, 2006 or newer. -FHA, VA, and Conventional financing prior to 2006 is possible if the home is not older than June 1976. -If a manufactured home was moved it may require 30% down in order to secure lending with conventional financing. (this loan is called NONQM) -VA will allow a manufactured home to have been moved twice with 100% financing. -In addition, homes built prior to 2006 need to be de-titled, meaning that the home is no longer considered a truck or trailer and registered with the DMV, it is considered a home and part of the property. If your manufactured home is not de-titled prior to selling this can easily be done during the escrow process. Foundation Beneath a Manufactured Home in Three Rivers *What is the foundation? -We need to know this in order to obtain an engineer report from a Foundation Engineer, and to ensure that you have a safe foundation under your new home. Some lender overlays, especially VA, will require this. Some lenders and types of loans will require tie-downs. Some engineers will flag a home for tie-downs and some will not.
